Georgia
Primary marketRedeemable deed state. Twelve-month redemption at a 20 percent statutory premium, with judicial in rem inventory that perfects title at sale. Central Georgia is our core acquisition corridor.
Real estate acquisition and joint venture sponsorship
Strategic Investment Sponsors LLC and its subsidiary LLCs source, underwrite, and take title to residential and land assets through judicial and non-judicial tax deed sales, then partner with private investors to fund, hold, and exit those positions.
Mandate
Four disciplines, one pipeline
Tax deed acquisition is not a passive asset class. Title is imperfect at purchase, redemption clocks run, and the exit depends on curing both. We run every stage in-house rather than buying a position and hoping.

Composition. Four assets were acquired at judicial in rem sale, where title is perfected through the court and no quiet title action is required. Twelve were acquired at standard sale and carry a twelve-month statutory redemption period at a 20 percent premium to the purchaser under O.C.G.A. § 48-4-42. Four units are underwritten to $4,430 in combined monthly rent. Positions are funded through joint ventures with private capital partners under written agreements executed before any capital is called. A current portfolio schedule, property-level underwriting, recorded deeds, entity documents, and bank verification are available to lenders and counterparties on request.
Markets
Selected on statute, not on sentiment
Tax sale economics are set by state law before any property is inspected. We concentrate in jurisdictions where the redemption framework, the auction calendar, and the inventory depth support a repeatable pipeline rather than one-off opportunism.
